Beginning May 1, new pricing for the Airport/Airpark subscription went into effect after being adjusted to $300 for six months and $500 for a year. The pricing was changed in response to feedback we received from a number of airport directors and operations managers.

It appears to have been the correct decision because since then we’ve acquired three new airport accounts: Ocala International (KOCF), Santa Monica Municipal (KSMO), and Garfield County Regional (KRIL). These join Salina Regional (KSLN) in using to very affordably market all types of aviation real estate: hangars, office/shop/warehouse spaces, and in our view their most important asset – open land parcels available for development.

Open airport land can be utilized for construction of hangars and offices, both separate and integrated. Such structures generate revenue for the airport through lease fees and fuel sales. We know through tracking of airport news that many airports are actively marketing such land to attract new aviation as well as non-aviation businesses.

We’ve described in this blog and the eNewsletter that in addition to building airport-owned hangars and offices, airports over the past 15-20 years have been increasingly seeking sources of non-aviation revenue. One of those sources is developing airport land that for various reasons is not suitable for aviation purposes. Warehouses, storage spaces, offices, and light industrial operations are all opportunity targets that would be appropriate tenants on airport land.

Over the past several months we’ve fielded more than the typical number of inquiries from parties using to find airport land available for development. In fact, one of our strongest selling points with airports is precisely the fact that their properties are visible to a nationwide network of investors and developers, adding that much more exposure and getting their properties in front of many more potential buyers as compared to using only a local agent’s marketing.

Airport subscriptions allow unlimited listings of properties, with up to 10 photos each and PDFs. Photos are obviously very helpful in getting a visual “lay of the land” and providing a preliminary determination of interest. PDFs are incredibly valuable tools when marketing any property, but are even more so when marketing land parcels. They are downloadable and can contain large amounts of important information such as specifications, utilities, as well as photos, maps, survey and other diagrams, elevation drawings, and architectural plans. These can go a long way in providing potential buyers with the critical information they need for analysis.
